A good floor plan lets a buyer or tenant understand a property in seconds. Ours are drawn from measurements taken on site, not sketched from photographs.

Why it makes sense to book it with an EPC

The current EPC method requires the assessor to measure every floor of a home and to sketch a plan showing the dimensions, the windows and the walls that lose heat. Since October 2026 that plan has to be kept as evidence, in metres to two decimal places.

In other words, most of the measuring for a floor plan is already being done. Booking the two together means one appointment for you or your tenant and one consistent set of measurements.

Who uses our floor plans

  • Estate and letting agents. Listings with a floor plan give buyers and tenants the layout before they book a viewing. Our files are ready for Rightmove and Zoopla.
  • Landlords applying for an HMO licence. Councils commonly ask for a plan of the property. Warwick District Council, which covers Leamington Spa, Warwick and Kenilworth, asks for professionally drawn floor plans with each application.
  • Homeowners. For a private sale, for planning alterations, or simply as a record of the house.
  • Commercial owners and agents. Layout plans for marketing shops, offices and industrial units.

How it works

  2. We measure on site, usually during the EPC visit.
  3. We draw the plan and send you the digital files.
  4. We amend it if a room label or detail needs changing.

Can you draw the floor plan during the EPC visit?

Yes. The EPC survey already involves measuring every floor, so booking both together saves a second visit.

What will the plan show?

The layout of each floor with rooms labelled and dimensioned, doors, windows and stairs, the approximate total floor area and a north point.

What format will I receive?

Digital files suitable for property portals such as Rightmove and Zoopla, and for printing.

Are the plans suitable for an HMO licence application?

Councils often ask for a floor plan with a licence application. Warwick District Council, for example, asks for professionally drawn plans. Tell us which council you are applying to and we will include what it asks for, such as room sizes.

Do you draw lease plans for the Land Registry?

Our plans are drawn for marketing, records and licence applications. Lease plans for the Land Registry follow their own rules, so tell us if that is what you need and we will confirm whether we can help.
