EPC assessors covering Warwick
Warwick is the county town, about nine miles south of our Coventry base. It is a small place with a wide range of property, and the right approach to an EPC changes from one street to the next. A certificate for a Georgian townhouse on Jury Street and one for a four-bedroom detached house at Warwick Gates have very little in common.
What they share is the process. We survey in person, record the evidence, lodge the certificate on the government register and send you the digital copy.
Warwick's housing, old and new
- The historic centre. Timber-framed buildings that survived the Great Fire of 1694, and the Georgian streets built after it. Many are listed, and the centre is a conservation area.
- Victorian terraces in Emscote, the Cape and Packmores, built for canal, railway and factory workers. Solid walls and small rear extensions are typical.
- Twentieth-century estates at Woodloes Park and the Percy Estate, where loft insulation and boiler age usually decide the band.
- Modern developments at Chase Meadow, Warwick Gates and Heathcote. Most already hold a builder's certificate, so check the register before ordering a new one.
- Village and rural homes across CV35. Homes off the gas grid heat with oil, LPG or electricity, and the fuel has a large bearing on the rating.
Listed buildings are not automatically exempt from needing an EPC. The exemption applies only where the work required would unacceptably alter the building's character, and government has said it plans to remove it. If you are selling a listed home in Warwick, ask us before you assume you do not need a certificate.
Landlords in Warwick
Warwick District Council's additional licensing scheme covers the whole district, Warwick included. Since 18 January 2024 every HMO with three or four occupants has needed a licence, on top of the national mandatory scheme for larger HMOs. Applications ask for professionally drawn floor plans, which we can produce in the same visit as the EPC.
The minimum standard for rented homes is band E today and the equivalent of band C by 1 October 2030. Older terraces in Emscote and the Cape are the properties most likely to need work, and they are also the ones where the order of that work matters most. Is my listed house in Warwick exempt from needing an EPC?
Not automatically. The exemption applies only where meeting the minimum energy requirements would unacceptably alter the building's character or appearance. GOV.UK advises checking with the council's conservation officer, and the government has said it intends to remove the exemption.
My home is off the gas grid. Does that affect the rating?
It can. The rating is based on running cost, and oil, LPG and direct electric heating generally cost more per unit of heat than mains gas. Good insulation and heating controls matter even more in these homes.
