Before you book

You may already have a valid EPC.

An EPC lasts 10 years and belongs to the property, not the owner. Enter a postcode and we will take you to the government register, where you can see the current rating and the date it runs out.

If it has expired, or the home has been extended, re-glazed or re-heated since, a new assessment is worth having. That is where we come in.

Why evidence matters

An EPC is only as good as the survey behind it.

Since 1 October 2026 every energy assessor in England and Wales has had to meet new minimum evidence requirements. The test is simple: an auditor must be able to reproduce the certificate from the assessor's photographs, measurements and notes alone.

That suits the way we already work, and it protects you. Where something cannot be seen or proven, the calculation has to fall back on assumptions for a home of that age, and the rating usually suffers. Good evidence is how insulation hidden behind plaster or under loft boards gets counted.

How to prepare for your assessment

Measured

A floor plan for every level, in metres to two decimal places, with each window sized and its direction noted.

Photographed

Every elevation, the depth of the loft insulation, the boiler's data plate, the heating controls and the meters.

Documented

Certificates and guarantees for work nobody can see, such as cavity wall insulation or replacement glazing.

Audited

Lodged through a government-approved scheme that checks our work. Your certificate carries our assessor's name.

How it works

From first call to certificate in four steps.

  1. Tell us about the property

    Call, email or send the form. Give us the property type, its size and the postcode, and we reply within 24 hours with a clear price.

  2. Choose a time

    Most visits are booked within 24 to 48 hours. Let us know if a tenant or an agent will be giving access.

  3. We survey the building

    A typical home takes between 30 minutes and 2 hours. We need to see every room, the loft, the boiler and the meters. Nothing is drilled or disturbed.

  4. Certificate lodged and sent

    Your EPC goes onto the government register and the digital copy comes to you, with a plain-English note on what would improve the rating.

For landlords

Band E today. Band C by 1 October 2030.

In January 2026 the government confirmed that privately rented homes in England and Wales must reach the equivalent of EPC band C by 1 October 2030, with spending capped at £10,000 per property. A home that earns a band C certificate before 1 October 2029 is treated as compliant until that certificate expires.

If your EPC was issued before June 2025 it used the older method. A fresh assessment shows where the property stands now and what it would take to reach C at the lowest cost.

    Letting below E without a registered exemption can bring fines of up to £5,000 per property.

  2. 1 October 2029

    Transitional cut-off

    A band C certificate obtained before this date counts as compliant until it expires.

  3. 1 October 2030

    Band C for every tenancy

    One date for new and existing tenancies, with penalties of up to £30,000 per property.

When do I need an EPC?

You need one whenever a property is sold, let or newly built. It has to be ordered before the property is marketed, and buyers or tenants are entitled to see it. If a valid certificate already exists, you can keep using it.

How long does an EPC last?

10 years. You can check the expiry date for any address in England, Wales or Northern Ireland on the GOV.UK register. You can also renew sooner if the home has been improved and you want the rating to show it.

How long does the visit take?

Between 30 minutes and 2 hours for most homes, depending on size and layout. We need access to every room, the loft, the boiler and the meters. The survey is non-invasive: nothing is drilled or lifted.

How quickly can you come out?

Visits are usually booked within 24 to 48 hours. If you have a completion date or a tenancy start to meet, tell us when you enquire and we will work to it.

How much does an EPC cost?

There is no fixed national price. It depends on the size and type of the property. Send us the postcode and the number of bedrooms and we will give you a clear price before you book, with no hidden fees. Our guide to EPC cost explains what moves the price up or down.

How do I know you are accredited?

Every certificate names the assessor and their accreditation scheme, and anyone can look an assessor up on the government's find an assessor service. TrustMark registration can be checked on the TrustMark website. Our accreditations page shows you how to do both.
