EPC assessors covering Bedworth
Bedworth is one of the closest towns to our Coventry base, which keeps travel short and appointments flexible. Homeowners who are selling, landlords between tenants and agents with a listing to launch all need the same thing: a valid EPC, produced properly and without delay.
We survey the property in person, lodge the certificate on the government register and send you the digital copy.
The homes we assess in Bedworth
Bedworth was a coal and ribbon-weaving town, and much of its housing was built for the people who worked in those trades.
- Terraced streets near the town centre, many of them Victorian, with solid brick walls and later rear extensions.
- Former colliery and council housing, including estates at Bedworth Heath and the pit village of Keresley End nearby. Where a house is of non-traditional construction, that has to be identified correctly for the certificate.
- Semis and bungalows from the 1950s to the 1970s in Collycroft, Exhall and Bulkington. Usually cavity-walled, with loft insulation and the age of the boiler deciding most of the rating.
- Newer estates on the edges of the town, which tend to rate well and may already hold a valid certificate.
Bungalows deserve a mention. They have a large roof for their floor area, so the depth of loft insulation counts for more than it does in a house. If yours has been topped up, make sure we can get into the loft to measure it.
Landlords in Bedworth
Bedworth shares its council with Nuneaton. Nuneaton and Bedworth Borough Council licenses larger HMOs under the national mandatory scheme and enforces the minimum energy efficiency standard for rented homes, while Warwickshire County Council's Trading Standards service enforces the requirement to hold an EPC when a property is marketed.
With junction 3 of the M6 on the doorstep, Bedworth is popular with commuters. The move to band C by 1 October 2030 applies to every rented home in the town. Our landlord guide explains what is confirmed and what is still to come.

Do you cover Bulkington and Exhall?
Yes, along with Ash Green, Keresley End and the rest of CV12.
How long will the assessor be in my home?
Between 30 minutes and 2 hours for most homes. A bungalow or a two-bedroom terrace is at the shorter end.
My home has had cavity wall insulation. How do I prove it?
The installer's guarantee or certificate is the best evidence. If you cannot find it, we look for the pattern of drill holes in the mortar. Our preparation guide lists the other documents worth finding.
Can you produce an EPC and a floor plan for my estate agent?
Yes. Both can come from the same visit, and we send the files to you or straight to your agent.
