Birmingham's housing, and what to expect
- Victorian and Edwardian terraces in Selly Oak, Sparkhill, Small Heath, Handsworth and Erdington. Solid walls and, in the student areas, a great many shared houses.
- Interwar suburbs such as Hall Green, Acocks Green and Kings Heath, with their bay-fronted semis and terraces. Some have cavity walls and some do not, so the wall has to be checked, never assumed.
- Post-war and system-built housing, including tower blocks and maisonettes on the outer estates.
- City centre apartments in the Jewellery Quarter, Digbeth and around Broad Street. Mostly electrically heated, where the type of heating and hot water system makes a large difference to the rating.
- Period and protected homes in Edgbaston, Moseley, Harborne and Bournville.
Licensing in Birmingham
If you let property in Birmingham, the EPC is only one of the documents you need in order.
- Selective licensing has applied to privately rented homes in 25 of Birmingham's 69 wards since 5 June 2023. A licence costs £700 and lasts up to five years.
- HMOs need a licence of their own, under either the national mandatory scheme or the city's additional licensing scheme.
- Letting without a licence can bring a civil penalty of up to £40,000, prosecution with an unlimited fine, and a rent repayment order.
The council's website has a checker for both schemes. Licensing is separate from the EPC rules, but the two travel together: a property you are licensing must be band E or better today, and the equivalent of band C by 1 October 2030. Our landlord guide sets out what that involves.
